Leaking Roof in Tulsa

David looks at the stain, the attic, and the roof before anyone talks about a new roof.

A ceiling stain is a clue, not a verdict

Most of these calls start the same way. A brown ring shows up on the ceiling, a hallway starts dripping, or the attic insulation is wet, and the first worry is that the whole roof is finished. Often it is not. On our roof repair page we say it directly: a leaky roof does not always mean a full replacement. In a lot of cases the roof can be repaired.

David Hillard owns Roof Repair Plus. He is a fourth-generation Tulsan, a Navy Seabee, and an Army combat engineer. He does the sales visit, the inspection, and light work. Subcontractors do the heavy labor. You still deal with David on what the inspection found and what he recommends.

The shop is at 6971 E 71st St, Tulsa, OK 74133. The phone is 918-878-8027. This page is only about leaks. Storm and hail damage have their own write-up, and so does emergency service when water is coming in right now.

Repair or replace is a real question

We hear it on almost every leak call. The inspection answers it for your roof. If a repair will hold, that is what David recommends. If it will not, he will say so.

Common leak signs

These line up with the problems already listed on our repair page and the warning signs on the home page. Left alone, a small drip becomes wet decking.

Water spots and ceiling stains
Active dripping inside the house
Damp or rotted areas under the roof
Moisture in the attic
Missing or misplaced shingles
Pooling water
Punctures
Light coming through the roof

An honest recommendation

If your roof just needs a repair, that is what you will hear. We would rather fix the leak than sell a replacement you do not need.

Photos with the notes

The inspection includes detailed photo documentation, the same item listed on our inspection service.

How a Tulsa leak visit goes

Nothing here is a clock-time promise. It is the order of the work, from the first call to the decision.

1

Tell us where the water showed up

Room, attic, or both, and whether it is dripping now or only when it rains. Call 918-878-8027 or use the contact form.

2

David inspects

He looks at the stain, goes in the attic when that is safe, and gets on the roof when the leak needs it. The look covers leak detection, the deck, debris and drainage, and photos.

3

You see what the inspection documented

Where water is entering, the condition of the shingles around that opening, attic moisture, and whether the deck still feels solid. The notes match the photos.

4

Repair or replacement gets decided from that

A puncture, a slid shingle, or a bad joint is often a repair. Soft decking in more than one area, shingles failing across a slope, or a roof that is at the end of its life means replacement. David will say which one applies.

5

Light work stays with David

He does light work himself. Tear-off and other heavy labor is scheduled with subcontractors. Either way, the person who inspected the roof is the person who explains the plan.
